Mudrooms & Laundry Rooms on Island Properties
Mudrooms and laundry rooms are often the last rooms renovated on island properties — and among the most used. On Salt Spring Island and the Gulf Islands, where outdoor work, boats, and wet weather are part of daily life, a functional entry with real storage and durable flooring makes a practical difference. Most of the older homes we work in have a back entry that was never properly finished — raw drywall, a single hook, and linoleum that's past its lifespan. Converting that into a built-in storage entry with a bench, tile floor, and proper coat storage is one of the highest-value renovations relative to cost that island homeowners can do.
Laundry room renovations on island properties usually involve one of three scopes: a washer/dryer relocation (moving from a basement to a main-floor closet or dedicated room), a utility room rebuild where plumbing is aging or the layout is inefficient, or a laundry-mudroom combination build in a larger entry or service corridor. Plumbing work is subcontracted to a licensed plumber and scheduled as part of the project — homeowners aren't left coordinating two separate contractors.
On Cowichan Valley properties, mudroom builds are common in homes where the existing entry was designed for a milder climate assumption — standard drywall and carpet that doesn't hold up to wet boots and outdoor gear. We scope these as complete renovations: framing if needed, backer board and tile, built-in cabinetry, painted millwork, and any plumbing rough-in required. The scope is documented in writing before anything starts — no undisclosed additions once the project is underway.
Mudroom & Laundry Room FAQ
Can you combine a mudroom and laundry room in a small space?
Yes — combined mudroom/laundry builds in a 6x8 or similar footprint are a common scope for us. Stack washer/dryer configuration, a folding counter, overhead storage, and a bench/hook wall can all be incorporated in a tight footprint with proper planning.
Do you handle the plumbing for a laundry sink or washer relocation?
Plumbing is subcontracted to a licensed plumber and coordinated as part of the project — you deal with one contact, not two separate trades.
What flooring holds up best in a mudroom on the islands?
Porcelain tile is the most durable option for wet entry conditions — it handles wet boots, mud, and cleaning easily. We typically recommend a matte or textured finish for grip. Heated floor rough-in can be added at the same time for modest additional cost.
Do you add a ferry surcharge for island projects?
No. Ferry logistics are factored into how we plan and schedule projects — not added to your estimate as a line item.
How long does a mudroom or laundry renovation take?
A straightforward built-in storage mudroom (no plumbing) runs 1–2 weeks on-site. A full laundry room relocation with plumbing rough-in and cabinetry typically runs 2–3 weeks depending on plumber scheduling.
